Key Terms to Know

APR (Annual Percentage Rate)

The total yearly cost of your loan, including interest and fees, expressed as a percentage. APR gives you a more complete picture of loan cost than the interest rate alone — use it to compare loan offers.

Amortization

The process of paying off your loan over time through regular monthly payments. Early payments are mostly interest; later payments shift toward principal. A 30-year amortization schedule spreads payments over 360 months.

Closing Costs

Fees paid at closing, typically 2–5% of the loan amount. Includes appraisal, title insurance, origination fees, prepaid taxes and insurance, and more. We'll provide a full Loan Estimate so there are no surprises.

Debt-to-Income Ratio (DTI)

Your total monthly debt payments divided by your gross monthly income. Lenders use DTI to assess your ability to repay the loan. Most conventional loans prefer a DTI below 43%.

Escrow

An account held by a third party (typically your lender or servicer) to manage funds for property taxes and homeowner's insurance. These amounts are collected monthly as part of your mortgage payment.

LTV (Loan-to-Value Ratio)

The loan amount divided by the appraised value of the property, expressed as a percentage. A lower LTV generally means better rates and terms — and may eliminate the need for PMI.

PMI (Private Mortgage Insurance)

Insurance required on conventional loans when the down payment is less than 20%. It protects the lender if you default. PMI can typically be removed once you reach 20% equity in your home.

Points (Discount Points)

Upfront fees paid to lower your interest rate. One point equals 1% of the loan amount. Paying points can make financial sense if you plan to stay in the home long enough to recoup the upfront cost through lower monthly payments.
